Another constant in our lives, in addition to death and taxes, is change. The particular type of change I'm referring to in this article deals with changing locations — in other words, moving. When selling a home, homeowners may try many different tactics to raise the value of their home, such as redecorating or adding a fresh coat of paint to the exterior. But the most effective way to enhance a home's curb appeal and increase resale value is through landscaping. Landscape contractors and lawn care professionals can seize this money-making opportunity by offering clients landscaping services before they move to help them raise the resale value of their home.

Adding landscape can enhance the resale value of a home as much as 15 percent, according to the American Association of Nurserymen. Research in Money Magazine found that landscaping has a 100- to 200-percent recovery value at sale time. This compares to a 75- to 125-percent recovery rate for kitchen remodeling, 20- to 120-percent for bathroom remodeling and 20 to 50 percent for the addition of a swimming pool. Because the exterior and landscaping are the first impression that potential buyers get of the home, a well-designed landscape contributes to the curb appeal and draws buyers inside.

Real estate appraisers judge the landscape on its appearance, condition and maintenance. They also compare a home to other homes in the neighborhood and look at the functional use of the landscape items that are incorporated into the plan.
